OTA rate and charge markups

How the per-channel nightly-rate markup and the charge-type OTA markup differ, and why neither reaches an OTA until OTA pricing publishing is switched on for your account.

OTA rate and charge markups

Stayant has two separate ways to make an OTA (Booking.com, Airbnb, Vrbo, and so on) quote a guest something different from your direct price: a channel markup on nightly rates, and an OTA markup on charges. They live on two different settings pages, are configured independently, and neither one affects the other.

Nothing reaches an OTA until OTA pricing publishing is switched on for your account. You can set both markups below right now — the fields save and the percentages show on screen — but until Stayant switches on OTA pricing publishing for your tenant, none of it is sent to Channex, and your live OTA listings are unaffected. This is a deliberate, staged rollout done one tenant at a time, because turning it on changes the price a guest is quoted on Booking.com, Airbnb, and the rest — Stayant confirms the change with you before enabling it. If you've set a markup and your OTA prices haven't moved, this is almost certainly why — contact Stayant support to ask about enabling OTA pricing publishing for your account.

Channel markups — nightly rates only

Set at Settings → Channel markups, with overrides at the property, room, or rate-plan level. A channel markup is a percentage (from -50 to 100) that applies to the nightly rate only — it never touches charges.

Stayant does not multiply the rate itself before sending it to Channex. Instead, once OTA pricing publishing is on, Stayant writes the percentage onto that channel's Channex mapping as a derived_option rule, and Channex computes the guest-facing rate from it on its own side. A positive percentage raises the price (for example, to absorb that channel's commission); a negative percentage lowers it, as a channel-specific discount.

See Channel price markups for the full four-level hierarchy (tenant → property → room → rate plan) and how to set one.

Charge OTA markup — charges only

Set on each charge type, via its OTA markup (%) field on the Charge Types page (/settings/charge-types, in the main menu). This markup applies to charges only — it never touches nightly rates, and it's entirely separate from channel markups.

Unlike a channel markup, a charge's OTA markup is channel-agnostic: it's a single number applied equally to every OTA, not configured per channel. It also can't be overridden per property — a property can override a charge's amount (via its Property Charges), but the markup percentage always comes from the charge type itself.

How charges reach an OTA

A charge only reaches Channex if it would already land on a booking automatically: the tenant-wide "Apply to every booking" charge types, adjusted by that property's own Property Charges overrides — the same rule described in Charge types. Charges added manually to a single booking are never published to an OTA.

Once OTA pricing publishing is on, those charges — plus your sales tax, where it applies to that property — are published to Channex as a tax set and attached to the property's rate plans, so an OTA quote shows the same fees a direct booking would, uplifted by each charge's own OTA markup.

If your prices already include VAT, no OTA adds VAT on top of your price: the VAT is sent marked as included (or, until Stayant enables that part of the rollout, left out of the tax set altogether). Charge types marked as a tax charge (a tourist or visitor levy) go out as a city tax, outside VAT. A levy charged per person per night, or one capped at a number of nights, can't be described to Channex yet: keep such a levy out of Channex until it can. See Sales tax and VAT for what switching OTA pricing on means for VAT, and for the Booking.com extranet check to do first.

Length-of-stay discounts

A room's length-of-stay discounts (set on the property's Prices tab) are published the same way, once OTA pricing is on: each active discount becomes its own derived child rate plan of the room's Standard plan on Channex, restricted to stays that meet its minimum-night threshold. Channex computes the child plan's price from the parent rate automatically — Stayant still only pushes nightly rates for the Standard plan itself.
